Project Overview

Located in Cleveland’s Ohio City neighborhood, Church + State is a mixed-use residential development consisting of two interconnected buildings—one 11 stories and one 6 stories—linked by a public atrium. The project includes 158 apartments and a distinctive patterned façade that defines the character of the surrounding district.

Geauga Mechanical was selected to design and coordinate the HVAC systems for this highly visible development, delivering a solution that balanced performance, efficiency, and architectural intent.

The Challenge

The project utilized a premanufactured steel truss system, creating rigid structural constraints and extremely tight voids for mechanical systems. Ceiling heights were limited, leaving little margin for error in coordination.

Additionally, the exterior façade featured a dynamic “checkerboard” pattern of slate and metal panels. Mechanical penetrations, including VTAC exterior grilles, needed to be precisely aligned and visually integrated without disrupting the architectural rhythm.

The Solution

Geauga Mechanical leveraged detailed coordination and modeling to fit HVAC systems within the tight structural framework while preserving ceiling heights and spatial intent.

  • Ensured custom matching of exterior finishes
  • Maintained performance standards while protecting architectural aesthetics

The result

Church + State achieved LEED Silver certification, becoming the first multi-family residential development on Cleveland’s West Side to earn this distinction.
